# Landlord approvals

> Set maintenance spending thresholds and record approval before committing to higher-cost work.

Use a maintenance threshold to control how much your team can commit without asking the landlord. Yorlet flags quotes and jobs above that amount and prevents the work from being awarded or completed until approval is recorded.

## Set a maintenance threshold

The threshold belongs to the Unit so different properties can have different approval limits.

To set a threshold, follow these steps:

1. Open the Unit record.
2. Click **Edit**.
3. Enter the amount under **Maintenance threshold**.
4. Click **Update**.

If no threshold is set, Yorlet does not require landlord approval for maintenance spending on that Unit.

## Ask the landlord to approve

When a job or submitted quote is above the threshold:

1. Open the job's actions menu.
2. Select **Ask the landlord to approve**.
3. Under **Who to ask**, leave the Unit's landlord selected or choose a different Owner who signs off the spending.
4. Click **Send request**.

The landlord receives an email with a secure link where they can approve or decline the work. The job shows **Landlord: Awaiting landlord** until they respond.

Select **Ask the landlord again** to send a replacement link. The link sent previously will no longer work.

## Record a decision given elsewhere

If the landlord responds by phone or another channel, follow these steps:

1. Open the job's actions menu.
2. Select **Record their decision**.
3. Add a note under **How they told you**.
4. Click **They approved** or **They declined**.

The decision is recorded against your name with the date and any note you entered.

## What happens after the decision

* **Approved**: You can approve an over-threshold quote and complete the job.
* **Rejected**: The quote cannot be approved and the job cannot be completed at that cost.
* **Awaiting landlord**: The job remains blocked until a decision is recorded.

If the final cost entered when completing a job is above the threshold, Yorlet checks approval again before allowing completion.
