Vacancy reports show how much of the portfolio is empty, how long voids last, and what vacancy is costing you. Use them to spot units that have been empty longest and to see whether vacancy is rising or falling. Open Vacancy reports from the Reports page, or pin the same charts to Overview.

Open vacancy reports

To open vacancy reports, follow these steps:
  1. Go to the Reports page.
  2. Under Analytics, click Vacancy reports.

Current vacancies

Current vacancies is a snapshot of today. It does not change when you change the date range.
  • Vacancies by bedrooms — Units vacant today grouped by bedroom count, with each group’s vacancy rate and average days empty. Click a group to open those vacant units, or click View more to open all vacant units.
  • Longest voids — The units that have been vacant longest, with days empty. Click a unit to open it, or click View more to open all vacant units.
Trends charts cover the date range you select. They default to the current month.
  • Vacancy rate — Share of managed unit-days with no tenancy over the selected period.
  • Vacancy rate by bedrooms — Vacancy rate over the selected period with one line per bedroom count.
  • Rent lost to vacancy — Default rent prorated across vacant days over the selected period.
  • Void duration — Average days between one tenancy ending and the next moving in.
  • Void length distribution — Voids filled in the selected period grouped by how many days the unit sat empty.
  • Time to let — Average days from a unit becoming vacant to the replacement tenant moving in.
To change the date range, follow these steps:
  1. Open Vacancy reports.
  2. Use the date range picker next to Trends.
  3. Choose a quick select such as Month to date, or pick a custom range and click Apply.
Offline and unmanaged units are excluded from the vacancy cohort. You can also pin these charts to Overview if you want them on your personal board.
